State Government Housing Reforms will be implemented before the end of 2024. Very few people even know what they are about. The Save Bondi Village Campaign has been started by a group of concerned residents of the Bondi Basin, taking in the Village at the Beach, to try and create awareness about the reforms.
These proposed reforms will see zoning changes to allow high-rise in areas currently low to mid rise at 3-4 storeys and a real threat of overdevelopment that will impact strongly on the heritage of Bondi.
Already the Bondi Village existing infrastructure, housing affordability, natural environment and amenity of the area under pressure, with issues around traffic congestion, parking, roads and density all of concern to those who live here and an issue for those who visit.
Overdevelopment is a real possibility as Waverley Council will have no right of refusal under the new reforms, to object to developments that do not comply with existing planning and development controls. This will result in loss of solar access, wind tunnels and more if the target of 2400 new dwellings in Waverley LGA, becomes a reality by 2029.
Without proper planning, community consultation, acknowledgement of existing density and all the problems it brings for Waverley as the 2nd densest LGA in Australia and NSW, Bondi Village could become another Gold Coast and lose the very character that brings people to live and play in Bondi today.
