What do NSW State Government Proposed Housing Reforms mean for Bondi Village,  Waverley planning controls and future development…?

The new housing reforms propose an additional 377,000 homes across NSW, and 2400 in Waverley, between 2024 and 2029. Several areas have been identified as “Town Centres” for development up to 8 storeys (6 plus an additional 2 uplift for affordable housing, up to 28metres), increased Floor to Space Ratios (FSR) and proposed changes to R3 and R4 zoning that will push density to an even greater level.

Waverley’s has the 2nd highest in NSW and Australia. There is very little land available for development apart from pulling down existing homes to build new ones, which removes much affordable housing that has characterised Waverley and the Bondi Beach area.

Waverley Council will have little to no right of refusal for development that doesn’t comply with existing Local Planning codes and resident objections will not be considered, under the proposed reforms. A petition to present to the NSW Govt to express the deep concern of many Bondi residents, workers and visitors over the proposed housing reforms that could have a profoundly adverse effect on Bondi Village and other parts of Waverley. Help us get enough signatures to ensure that our concerns will be heard by the relevant ministers in parliament.

What areas could be affected..?

The changes to R3 and R4 zoning, affecting low to mid rise development, could take place in  O’Brien St, and Hall and Curlewis Streets, all in Bondi Village, in addition to Bondi Junction, Old South Head Road at Rose Bay and Bondi Road.

The Bondi Village, home to Bondi Beach with its’ annual 2.9 million visitors and around 25 major events and festivals held each year, is already at capacity in terms of infrastructure, with traffic congestion, packed buses, full schools, parking issues and groundwater problems from existing development, all set to increase with more dwellings and a population increase and no planned changes to infrastructure.
